The tower fort worth1/28/2024 The four penthouse condominiums atop The Tower in downtown Fort Worth are still hardhat territory, but it doesn't really matter. The insulation has yet to be hidden behind drywall. It doesn't take more than a few minutes for the dust to find your throat and then your eyes. Don’t think I could handle much more speculation as it is, guess I’m in the minority since I bought a place there as my primary residence because I really wanted to live there and not as an investment. Don't remember the exact wording but I got the impression that any flipping or "speculation" would be the exclusive domain of the Realtor's controlling the properties at the Tower. ![]() If it's happening it's under the table since the "contract" stated something about not selling or advertising prior to closing. just curious if it is in play in Fort Worth. Does anyone know how much of this speculation might have occurred? And, if so, has there been any known movement of units from option holders to those intending to occupy units? I hear this is happening all the time in hot real estate markets such as Florida. I understood this to be more of an investment than as a possible future residence. Too, my partner has at least one client who purchased an option on a unit. I think I have lost track just a bit on the progress of property owners moving into The Tower - what's the latest on that? Perhaps centered with a 2 way escalator system from ground level to 2nd, then 2nd to 3rd, and so on. floors, say 2-4more, then place external glass elevators (2 or 3) facing Throck and SS. The other alternative is to add more comm. It would basically look like a tall rectangular building staggered inward from a mid-level to the top. ![]() all this would be on the NE corner of the building. Internal shafts can be used for freight, Emergency(if permitted), mechanical, anything really. Then allow an internal elevator (floors 21/26 on up to PH's) for upper $$ tennants to utilize. I would have cut into the structure say 800-1200 sq.ft above floor 20/25, then create an observationdeck (tennant only) with that space. I was refering to how it is done in the downtown Hyatt (wanna say?) in LA, or like the Hemisfair Tower in SA. I just realized - downtown indeed does have glass elevators. ![]() so I'm not sure exactly what he was going for. but it doesn't seem as if the 2nd floors of the new box shell they built will really have that much floor space to it with the angled skeleton base cutting right through it. but strictly on the corners of the new shell they built for a "mall-style" way to get around. Yeah, I didn't get the impression safly was wanting glass elevators for the entire building, residents, etc. Now as far as the glass elevators are concerned, one of the biggest reasons they did not put them in is because there were existing shafts inside the building that could be put to use for the elevators.
